Sarjapur in south-east Bangalore is one of its realty hotspots primarily fuelled by demand from IT and ITes sectors. This is a fast-developing part of Bangalore with good connectivity to the major IT areas like Whitefield, Koramangala, Marathahalli, Electronic City and the Outer Ring Road (ORR)
Though the prices here are comparable to HSR Layout and Marathahalli and less than Koramangala and Indira Nagar, it is a tad more expensive than Whitefield and the Electronic City. The reasons are better connectivity to the key IT clusters, a varied choice of apartment sizes and its proximity to the developed areas such as Koramangala, HSR Layout and Whitefield.
Sarjapur is at an average distance of 15 km from the popular and developed areas of Koramangala, Whitefield, HSR Layout, M G Road, J P Nagar, Ulsoor and the Electronic City. It, therefore, enjoys all the facilities in terms of shopping, entertainment and medical facilities that these areas offer. It is 20 km from the Majestic Bus Station as well as the Bangalore Central Station while the Kempegowda International Airport is 50 km away and is accessed by a six-lane flyover highway. There are two alternate routes under construction and this is expected to reduce travel times for passengers arriving from other parts of Bangalore.
The Bangalore Metropolitan Transport Corporation is the main road transport provider in the city. KSRTC operates regular non-stop Volvo buses to and from the International Airport. Radio cabs, and auto rickshaws as well as private taxis operate frequently. A Namma Metro link is planned between Bangalore City and the International Airport which will further ease connectivity and reduce travel time. An elevated corridor to connect Koramangala with Sarjapur has recently been cleared by the State Government. The Sarjapur-Hosur Road Corridor has well planned roads in most areas while the ORR connects to Marathahalli making travel easy to the areas in the neighbourhood that has seen the rise of many IT and ITes companies.
The general factors that one considers when buying or renting an apartment is proximity to the area of work, schools for children, institutions of higher learning, medical facilities and shopping and entertainment. This is one reason why self-sufficient gated- communities are preferred. It makes living a lot easier. Besides these there are many private clinics, nursing homes and units providing allied medical services catering to the medical needs of the people.
Shopping & Entertainment
There are many Malls and exclusive stand-alone shopping areas in and around Sarjapur that sells multi-brand goods of both national and international companies. Total Mall, Forum Value Mall, Phoenix Market City, Park Square Mall, Inorbit Mall and Lido Mall are some of these in Whitefield and Ulsoor. There are also multiplexes and multi-cuisine eateries in these malls that provide a variety of options to the customer. Food Corners, fast-food outlets, gaming halls etc are all housed in these malls. For movie buffs there are also many stand alone cinema theatres.
For the investor in realty, the options are many; from 2 BHK and upwards to 3 and 4 BHK apartments; from affordable to ultra-luxury. Industry sources say that the demand is more in the 2 and 3 BHK apartments. Apartment sizes range from 900 sq ft to 4200 sq ft. The prices could range from INR 30 lakhs to over INR 3 crores.
Whether the apartment is for your own use or for rental revenue and investment for value appreciation, you would do well to research each property, builder and the location before you make your decision. If everything meets with your criteria, then you should not prevaricate but sign on the dotted line. Sarjapur is in the high demand zone for property and therefore your investment should fetch you good returns.
