Sarjapur in south-east Bangalore, a sleepy town dotted with farmlands some years back, is now a bustling residential area preferred by IT professionals and expatriates. The area is now landscaped by skyscrapers of IT companies and multi-storied residential quarters.
Property prices on Sarjapur Road are 60% – 65% cheaper than Koramangala and Jayanagar and are almost the same as in HSR Layout and Bannerghatta Road.
Why should you choose a property on Sarjapur Road?
This area has good social and physical infrastructure, good educational and health care facilities, shopping and entertainment and more importantly, the proximity to work areas; all labeling it as an upper middle class residential area. Sarjapur has a mix of 1, 2, 3, 4 and 5 BHK residential apartments, besides villas and gated community housing.
What drives the real estate market in Sarjapur?
Easy connectivity with major locations in Bangalore city, the potential for employment, current and the anticipated future developments in infrastructure building are some of the drivers for real estate growth. Namma Metro includes a 33-km line from Sarjapur Layout to Yelahanka in Phase III and this will add to its attractions.

The nearest railway station is Carmelaram at a distance of a kilometer. The Bengaluru International Airport is 52 km away and is accessible by the ORR and Bangalore – Hyderabad Highway. Both the Bangalore City railway station and the Kempegowda (Majestic) bus station are at a distance of 44 km.
Many well known educational institutions are present in Sarjapur. Among schools, some of the notable ones are the Indus International School, The International School Bangalore (TISB), Primus Public School, Inventure Academy, India International School and Greenwood High, to name a few. There are schools offering State Board, Central Board and ICSE syllabi.
MVJ group (Engineering & Medicine), Institute of Hotel Management (ITM), Bangalore Technological Institute and Bangalore College of Engineering and Technology, Swiss Graduate School of Management and the International School of Management Excellence (ISME) are a few of the colleges among others.
There are many good quality hotels, restaurants and resorts like The Orchard Suites, Double Tree Suites by Hilton, Lake View Resorts, Ivyrossa 4 Seasons Hotel & Resort and Octave Hotel & Spa. There also many standalone restaurants as well as eateries in the nearby malls offering a multi-cuisine dining experience; one is actually spoiled for choice in these dining places. Malls like Forum Value, SoulSpace Arena, Multiplex and Market Square have not only shopping but also theatres. There are many Hyper-markets and exclusive retail outlets of almost all major brands in fashion, electronics and fast-food located on Sarjapur Road.
Hospitals & Health care
Health care is good with many super-specialty as well as general hospitals around: Narayana Hrudalaya, Motherhood Hospital, Apollo Clinic and Punarjani Ayurvedic Hospital are some of the well-known ones here.
The projects here range from 1 to 5 BHK and start from 27 lakhs to 3.5 crores and more. The buyer has a choice of multi-storied apartments, villas and gated community properties.
Despite the many unsold inventories the price is holding but developers entice buyers with many freebies in the form of gift vouchers, holidays abroad, free parking spaces etc. On the flip side, Sarjapur suffers from bad traffic management leading to traffic snarls, bad waste management and unsatisfactory water and power supply. There are also, at present, no new infrastructure planned for the immediate future.
However, the shine for investment is still there albeit a little dull as the problems are not insurmountable and if one is patient enough with your investment, it should pay in the long run. Read the fine print on any agreement, whether for sale or rent, read between the lines, research the builder and the property in question thoroughly, ask around and satisfy yourself that your investment is safe and then take the plunge.
